The vital statistics:

  • $444,000
  • Close date: May 31, 2013
  • Distance from downtown via bike: 20 km

Compared to my worries from this morning, we ended up with something that we think will be fantastic, and a great place to spend our next decade or more. Tomorrow’s task is choosing a home inspector. Our realtor, Monika, will arrange it and attend the inspection.

Random thoughts: The basement is unfinished, and the ideas are percolating. We will put some funds aside for that. The schools for the kids will be the biggest issue: there are so many young families in Tuscany, that new kids need to bus to Silver Springs, which is two communities over (5 minutes away). It sounds like Miranda will get into the local school, and when Ian reaches Grade 4, he will have “sibling rights” to a spot there. That school is about 10 minutes’ walk away. We seriously considered the Hawkwood property because of this factor, but the other things won out.

The close date is two weeks after the close date for our house in Sooke. Mom and Dad have agreed to let us bunk with them for a week or so in the interim. A big thank you to them. This house probably would not have worked out without them.

An interesting factor in the purchase decision: there is a new terminus for the LRT (C-Train) adjacent to Tuscany which is under construction. It is slated to be open mid-late 2014. When it is done, the C-Train will be only 5 minutes’ walk from our house. Perfect: close enough to be a huge feature, not close enough to be a noise or traffic problem.

Here is a Google Maps link.

  1. Kitchen looks great! As does the house. Take lots of pictures to show us when you get home. Safe journey.

  2. Holy cow! I can’t keep up with you guys! Congratulations on finding a home so quickly! What quarter of Calgary is it in? My brother is in the South East area.

  3. Ok…never mind…I just looked at your handy manp! You are diagonal from my brother! about 40 min or so. Wow…I still can’t believe how fast this all has happened!! It sounds like you’ve picked a great home and area.

  4. Yes, we are in the Northwest. There were different reasons for choosing it, but transit, prices, elevation & cycling distance were all factors. Sometimes it’s just a gut feel, too. Both Tammy and I had almost instinctive aversions to the Southwest when we went there. I think it’s because it is so flat. We west coasters like to have a bit of topography to our neighbourhood. 🙂

Will post more stuff and pics later. We drove by the house this morning on the way to the airport and took a couple pics of the house. Not much different than what you could find on Google Street View, but it’s the thought that counts.
